Commercial, opening day, exactly as leased.

The market

Every commercial date has a tenant, a lender and a launch behind it.

In commercial development the schedule is part of the deal. Lease commencements, hotel openings, rent-free periods and loan covenants were all priced against a date set before the first pile went in. When the façade package slips or the lifts arrive late, the cost lands on income, not just on site.

Schedola gives developers, owners and contractors a baseline they can believe and updates that tell the truth early. We watch the packages that usually move the finish — envelope, vertical transportation, base-building handover to tenant fit-out — and translate schedule movement into what it means for occupancy and cash flow. The CFO gets a straight answer, every month.

What is at stake

What keeps commercial leaders awake

The specific risks of this market, named plainly. We plan for them from day one, because we have worked inside them.

RISK-01

Dates written into leases

Tenant commencement and opening commitments that convert any delay directly into lost income or penalties.

RISK-02

Envelope and lifts

Curtain wall, façade and vertical transportation packages with long lead times and tight installation sequences.

RISK-03

Base build meets fit-out

Landlord and tenant works running side by side on separate contracts, competing for the same floors.

An opening date is income, reputation and a lender’s patience. We treat it that way.

Questions, answered

What leaders ask us first.

Straight answers from the people who do the work. If your question is not here, ask us directly. A senior practitioner will reply.

Do you advise developers or contractors?

Both, but never both sides of the same project. Developers use us to oversee delivery; contractors use us to plan, update and substantiate their schedules.

Can you manage multi-tenant fit-out programs?

Yes. We plan fit-out floor by floor and tenant by tenant, tied to base-building completion so handover dates are realistic.
