Owner’s Representative
Experienced owner’s representation that protects your budget, dates and standards from planning through design, construction and occupancy.

Someone on site who answers only to you.
Building is rarely an owner’s core business. A health system exists to care for patients, a technology company to run its platform, a university to teach. Yet each must commission and oversee construction worth hundreds of millions, surrounded by designers and contractors who do this for a living. Behind every one of those projects are people waiting: the patients for the new wing, the students for the new hall, the CFO for a straight answer.
As your owner’s representative, Schedola brings that missing expertise to your side of the table. We lead the design and construction team on your behalf, guard the budget and schedule, hold quality to your standard and give you clear, early counsel on every significant decision. You see the finish from the start, and you hear about problems from us first.

Technology we work in
Platform-fluent and vendor-independent. We work inside your environment, or help you choose the one that fits. We take no reseller commissions.
What changes when we arrive.
Not more reports. Earlier warnings, firmer dates and decisions your board, lenders and teams can trust.
An expert advocate whose only loyalty is to you.
Issues identified and resolved before they become claims.
Clear, independent counsel at every major decision point.
What leaders ask us first.
Straight answers from the people who do the work. If your question is not here, ask us directly. A senior practitioner will reply.
When should we appoint an owner’s representative?
As early as you can, ideally before design and procurement. That is when the decisions that fix most of the cost and risk are still open, and when good advice is cheapest.
How is this different from a construction manager?
An owner’s representative works only for the owner and carries no construction risk or profit on the work. A construction manager usually carries delivery responsibility and commercial interests of its own. We sit beside you, not between you and your contractor.
Can you represent us on a single project?
Yes. We act on single projects and on full capital programs, and we scale the team to the phase, from a lean presence in design to a fuller one during construction and activation.
Will you replace our internal project staff?
No. We usually work alongside your facilities or capital team, adding the senior construction and controls depth they need and leaving them stronger.
