In short

Every progress payment, every claim and every board update is measured against this.

The baseline is the yardstick for the life of the project. Progress payments are measured against it, delay is measured against it, and executives judge performance against it. A flaw built in at the start does not go away; it gets copied into every measurement that follows.

We develop baselines that reflect the contract as signed, the work as it will really be built and the risks as they are understood today. Then we take the baseline through review with the other side, answer every comment and secure acceptance, so the line you are measured against is one nobody can later claim they never agreed.

What's included

What we bring to Baseline Schedule Development

Senior practitioners, a proven method and the right technology. Every line below is part of the engagement, not an upsell.

C-01

Contract traceability

Every scope item, milestone and interim date in the contract traced to activities in the schedule.

INCLUDED
C-02

Means & methods

Sequence developed with your superintendents and trade partners, so the plan reflects how crews will actually work.

INCLUDED
C-03

Cost & resource loading

Optional loading of cost and labor, so the baseline also becomes the foundation for earned value.

INCLUDED
C-04

Visible contingency

Schedule contingency sized through risk analysis and shown explicitly, not buried in individual durations.

INCLUDED
C-05

Review & approval

Narratives, comment responses and resubmittals managed until the baseline is formally accepted.

INCLUDED
C-06

Baseline governance

Version control and change procedures that keep the approved baseline untouched and credible.

INCLUDED
How it works

A clear path, milestone by milestone.

A disciplined sequence, so you always know what happens next, who owns it and why it matters.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Gather

We collect the contract, drawings, estimate and execution strategy, and note every date already promised externally.

PHASE 02Develop

We build the network in working sessions with the people who will deliver it.

PHASE 03Test

We run quality diagnostics and risk analysis before anyone outside the team sees a draft.

PHASE 04Secure

We submit, respond to comments and see the baseline through to formal acceptance.

Questions, answered

What leaders ask us first.

Straight answers from the people who do the work. If your question is not here, ask us directly. A senior practitioner will reply.

How long does a baseline take to develop?

Most take three to eight weeks, depending on scope, complexity and how quickly the reviewing party responds. On fast-track work we can issue an interim schedule within the first weeks so the project is never running without a plan while the full baseline is completed.

Should the baseline carry contingency?

Yes, and it should be visible. We recommend risk-sized contingency shown as its own activities, owned as the contract allocates, rather than hidden inside durations where nobody can see it being used up.

What if the owner keeps rejecting our baseline?

We take over the comment and response cycle. Most rejections trace back to logic quality, missing scope or unclear narrative, and we address all three before the first submission and in every response after it.

Can you review a contractor’s baseline on behalf of an owner?

Yes. Owners often bring us in to review a submitted baseline before accepting it, because once it is approved, its weaknesses become the owner’s problem too.
