In short

Rebuild the project’s real history, one documented day at a time.

Some projects reach a dispute with schedules that were rarely updated, records spread across inboxes and accounts from each party that cannot both be true. Forensic scheduling recovers the sequence of what actually happened from the documents the project produced along the way: daily reports, minutes, RFIs, correspondence, photographs, inspection records and payment applications.

We build a source database first and a schedule second. Each actual start, finish and suspension is tied to the document that proves it, then assembled into an as-built schedule. Where contemporaneous updates exist but are flawed, we correct them transparently and disclose every change, the approach AACE 29R-03 describes as a recreated or modified as-built.

The work is patient and exacting. A reconstruction is only as persuasive as its weakest date, so we flag gaps and conflicts rather than smooth them over.

Questions, answered

What leaders ask us first.

Straight answers from the people who do the work. If your question is not here, ask us directly. A senior practitioner will reply.

What if the schedules were never updated?

We can still reconstruct the as-built from other project records. The method then shifts toward an observational static or recreated approach, and we explain the effect that has on the confidence of the findings.

How long does a forensic reconstruction take?

It scales with project size, the number of issues and the condition of the record. A focused analysis can take a few weeks; a major multi-party dispute may take several months. We give a staged plan with early findings so counsel can make decisions before the full report.

What is AACE 29R-03?

AACE International Recommended Practice 29R-03, Forensic Schedule Analysis. It classifies forensic methods into method implementation protocols, such as MIP 3.3 observational dynamic contemporaneous analysis or MIP 3.8 collapsed as-built, and sets out how each should be applied. Naming the protocol makes the work transparent and easier to test.

Do you use the SCL Protocol as well?

Yes. The Society of Construction Law Delay and Disruption Protocol is widely cited in the UK, Commonwealth and international arbitration. We map our approach to both frameworks so it reads correctly in any forum.
