High-Density AI Compute Facility

The technology inside is new. The tenant’s deadline is not. The schedule has to keep up with both.

Why it mattered

In a data center, time is capacity and capacity is revenue. Every week recovered reaches the owner’s customers directly, and every week lost is visible to them too.

The challenge

A developer is delivering a liquid-cooled facility for AI training clusters, with a tenant waiting on every megawatt.

Direct-to-chip cooling, extreme rack density and new equipment supply chains leave little history to schedule against.

Schedule at a glance

The whole job, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's date.

How we kept it on course

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Build one critical path

Every contractor schedule integrated into one master, from utility energisation through integrated systems testing.

PHASE 02Test the float

Independent health checks that exposed float the schedules claimed but did not really have.

PHASE 03Follow the long leads

Switchgear, generators and cooling plant tracked from factory slot to installation.

PHASE 04Commission to the contract

Level 1 to 5 commissioning planned against each customer’s ready-for-service date.

What changed

The difference we made

Measured the only way that matters: did the project land where we said it would.

Result 01Overlap under control

Design and construction overlap is managed through a rolling-wave master schedule.

Result 02Equipment slots tracked

Critical equipment is followed from factory slot to set in place.

Result 03Testing planned from the start

Integrated systems testing logic was set at baseline, not bolted on at the end.
