Why it mattered

Schools and universities run on dates that do not move: the first day of term, the start of semester, the first home game. The schedule has to be built backwards from those days, because students and families have already planned around them.

The challenge

A university announced a new on-campus football and track complex, with grandstands, a fieldhouse and a competition track, and booked its home opener before construction started.

Grandstand steel, sports lighting and synthetic turf all carried long lead times, and the site sat on soft soils that needed improvement before anything could be built.

Schedule at a glance

The whole job, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's date.

How we kept it on course

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Start from the first day

The academic calendar fixed as the finish, with every milestone planned backwards from it.

PHASE 02Resolve the unknowns early

Ground conditions, approvals and long-lead items dealt with in the first two months.

PHASE 03Report in plain language

Monthly updates and short summaries for boards, faculty and donors.

PHASE 04Plan the move-in

Furniture, technology, laboratories and staff moves treated as a critical sequence of their own.

What changed

The difference we made

Measured the only way that matters: did the project land where we said it would.

Result 01Opener played at home

The team ran out onto its own field on the date printed on the tickets.

Result 02Long leads locked down

Each critical material was tracked from submittal to delivery, and none arrived late.

Result 03Ground risk retired first

Soil improvement was front-loaded, removing the largest unknown inside the first eight weeks.
