Engineering Research Quadrangle

When a lab is late, a research grant is late. These dates matter far beyond the job site.

Why it mattered

Schools and universities run on dates that do not move: the first day of term, the start of semester, the first home game. The schedule has to be built backwards from those days, because students and families have already planned around them.

The challenge

A flagship university is building three engineering and research buildings around a new quadrangle, with high-bay labs, a cleanroom and a vivarium.

Federal research awards depend on lab availability, so a slipped handover can cost the university funding and faculty, not just time.

How we kept it on course

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Start from the first day

The academic calendar fixed as the finish, with every milestone planned backwards from it.

PHASE 02Resolve the unknowns early

Ground conditions, approvals and long-lead items dealt with in the first two months.

PHASE 03Report in plain language

Monthly updates and short summaries for boards, faculty and donors.

PHASE 04Plan the move-in

Furniture, technology, laboratories and staff moves treated as a critical sequence of their own.

What changed

The difference we made

Measured the only way that matters: did the project land where we said it would.

Result 01Milestones tied to funding

Each lab’s readiness date is mapped to the research commitment that depends on it.

Result 02Three buildings, one view

Individual building schedules roll into one program schedule for university leadership.

Result 03Contingency sized by evidence

Monte Carlo analysis sets the schedule contingency held at program level.
